FAQ
Common questions from South Florida rental owners.
Short answers to the questions that usually come up before a property-management or tenant-placement conversation.
What areas do you serve?
Icon Realty serves residential properties throughout Broward County and select properties in Miami-Dade and Palm Beach counties. Send the property address to confirm coverage for a specific location.
Is South Florida PM a separate property management company?
No. South Florida PM is an Icon Realty website for property owners seeking management and leasing services. Property management, tenant placement, management takeovers, and related services requested through this site are provided directly by Icon Realty.
What types of properties do you manage?
Single-family homes, condominium units, townhomes, and multifamily residential properties are within the core management focus.
Do you manage short-term or vacation rentals?
No. Icon Realty focuses on annual residential leases and long-term property management. That keeps the management process centered on tenant screening, lease administration, rent collection, maintenance coordination, inspections, renewals, and ongoing owner and tenant relationships rather than hospitality-style turnover, nightly pricing, cleaning, and guest services.
Can you take over a property that already has a tenant?
Yes, depending on the existing documentation and circumstances. The lease, ledger, deposit records, property access, open maintenance items, association information, and current management arrangement should be reviewed as part of the transition.
Can I switch management companies before the lease expires?
The tenant’s lease and the owner’s management agreement are separate issues. Whether and when the owner can terminate the existing management relationship depends on the management agreement and applicable circumstances. The existing tenancy does not automatically require waiting for vacancy.
How much does property management cost?
Management pricing depends on the property and scope of services. Send the address, occupancy status, expected rent, and requested services for a property-specific proposal.
Do you work with condominium and homeowners associations?
Yes. For rentals within an association, management coordinates rental applications, approvals, lease submissions, access requirements, notices, and other association matters affecting the tenancy. Requirements and procedures vary by community.
Do you work with out-of-state or international owners?
Yes. Icon Realty works with local, out-of-state, and international owners and can communicate electronically and coordinate property matters remotely.
What should I send with my first inquiry?
The property address or listing link is the most useful starting point. Also tell us whether you already own the property, whether it is occupied, the current or expected rent, and whether another company currently manages it.
Still have a question?
Send the property address with it.
That usually turns a generic question into a useful answer.
